Set Up Your Utility Accounts

Don't wait until move-in day to set this up—take care of utilities before you arrive! Check your lease to see which utilities are included in your rent (sometimes water, sewer, and trash are included). For those you're responsible for, contact providers ahead of time and schedule service to begin on your move-in date. In the Fort Smith, Greenwood, and Fayetteville areas, you'll typically need electricity, gas (if applicable), internet/cable, and possibly water/sewer and trash service.

Most utility companies let you set up service online or over the phone, and scheduling a future start date is usually simple. There's nothing worse than arriving at your new home without power or hot water because you waited too long—so get this crossed off your list before moving day arrives.

Set Up Your Online Tenant Portal

Before you even get your keys, make sure you're set up on our online tenant portal. This is your one-stop shop for everything related to your rental—pay rent, submit your security deposit, submit and track maintenance requests, view your lease, and communicate with us directly. Getting your account set up before move-in means you're ready to hit the ground running from day one. If you haven't received your portal invitation yet, reach out to us and we'll get that to you right away.

Day One: Before You Unpack a Single Box

The Photo Walk-Through (Your Most Important 15 Minutes)

Before that couch comes off the moving truck, grab your phone and take a complete photo and video tour of your new place. We're talking about everything—every room from multiple angles, all appliances, floors, walls, windows, countertops, and especially any existing damage no matter how small. Got a tiny scratch on the hardwood? Photo it. Small paint chip by the door frame? Photo it. Cabinet that doesn't quite close right? Photo and video it.

This isn't about being paranoid or distrustful. It's about protecting both you and us. When move-out time comes (even if that's years away), these photos are your evidence of the home's condition when you arrived. This makes the security deposit process straightforward and fair for everyone. Store these photos in a dedicated folder on your phone or computer, and consider emailing them to yourself as a backup.

Test Everything Right Away

This is the time to discover any issues, not six months from now. Run every faucet and check for leaks or low pressure. Flush all toilets and make sure they shut off properly. Test every light switch and outlet (a simple phone charger works great for testing outlets). Turn on the stove burners and make sure they heat evenly. Run the dishwasher through a cycle and check for leaks. Test the garbage disposal. Adjust the thermostat for both heat and AC to make sure they kick on. Open and close all windows to ensure they work properly. Check that all doors (including closets) open, close, and lock correctly.

Take some time to find the important components of your home. Locate your water shut-off valve—it's typically near the water heater, under the kitchen sink, or in a basement/crawlspace. If a pipe ever bursts, knowing where this is can save thousands in water damage. Find your electrical panel and make sure you can access it easily. Identify your HVAC system location—know where it is and how to access the filter. If you have a water heater, find it and check if it's gas or electric. Look for any attic or crawlspace access points.

Take photos of these locations and save them in your phone. In an emergency, you won't want to be hunting around trying to remember where everything is.

"What if I locked myself out?" Call us during business hours and we can help. After hours, you may need to contact a locksmith, which would be at your expense. Consider giving a spare key to a trusted friend or neighbor.

Here's everything you need to know to stay safe, warm, and worry-free this winter.
