Your First Week in a New Rental: Setting Yourself

Congratulations on your new place! Whether you're moving into a cozy apartment in Fort Smith, a family home in Greenwood, or joining the vibrant community in Fayetteville, those first few days in a new rental set the tone for your entire experience. The boxes are stacked high, you're not sure where anything is, and you're probably wondering where to start. Don't worry, we've helped hundreds of tenants settle in, and we've learned what makes those first days smooth versus stressful. Here's your week-by-week guide to starting off on the right foot.


Before You Arrive: Setting the Stage for a Smooth Move-In

The best move-in days are the ones where the groundwork has already been laid. Taking care of a couple of key tasks before you ever pick up a single box will save you headaches and let you focus on what really matters—settling into your new home.


Set Up Your Utility Accounts

Don't wait until move-in day to set this up—take care of utilities before you arrive! Check your lease to see which utilities are included in your rent (sometimes water, sewer, and trash are included). For those you're responsible for, contact providers ahead of time and schedule service to begin on your move-in date. In the Fort Smith, Greenwood, and Fayetteville areas, you'll typically need electricity, gas (if applicable), internet/cable, and possibly water/sewer and trash service.

Most utility companies let you set up service online or over the phone, and scheduling a future start date is usually simple. There's nothing worse than arriving at your new home without power or hot water because you waited too long—so get this crossed off your list before moving day arrives.


Set Up Your Online Tenant Portal

Before you even get your keys, make sure you're set up on our online tenant portal. This is your one-stop shop for everything related to your rental—pay rent, submit your security deposit, submit and track maintenance requests, view your lease, and communicate with us directly. Getting your account set up before move-in means you're ready to hit the ground running from day one. If you haven't received your portal invitation yet, reach out to us and we'll get that to you right away.



Day One: Before You Unpack a Single Box


The Photo Walk-Through (Your Most Important 15 Minutes)

Before that couch comes off the moving truck, grab your phone and take a complete photo and video tour of your new place. We're talking about everything—every room from multiple angles, all appliances, floors, walls, windows, countertops, and especially any existing damage no matter how small. Got a tiny scratch on the hardwood? Photo it. Small paint chip by the door frame? Photo it. Cabinet that doesn't quite close right? Photo and video it.

This isn't about being paranoid or distrustful. It's about protecting both you and us. When move-out time comes (even if that's years away), these photos are your evidence of the home's condition when you arrived. This makes the security deposit process straightforward and fair for everyone. Store these photos in a dedicated folder on your phone or computer, and consider emailing them to yourself as a backup.


Test Everything Right Away

This is the time to discover any issues, not six months from now. Run every faucet and check for leaks or low pressure. Flush all toilets and make sure they shut off properly. Test every light switch and outlet (a simple phone charger works great for testing outlets). Turn on the stove burners and make sure they heat evenly. Run the dishwasher through a cycle and check for leaks. Test the garbage disposal. Adjust the thermostat for both heat and AC to make sure they kick on. Open and close all windows to ensure they work properly. Check that all doors (including closets) open, close, and lock correctly.

If something's not working quite right, let us know within the first few days. It's much easier for us to address these items before you're fully unpacked and settled in. Plus, it helps establish that these issues existed before you moved in.


Days 2-3: Getting Your Bearings


Locate the Critical Stuff

Take some time to find the important components of your home. Locate your water shut-off valve—it's typically near the water heater, under the kitchen sink, or in a basement/crawlspace. If a pipe ever bursts, knowing where this is can save thousands in water damage. Find your electrical panel and make sure you can access it easily. Identify your HVAC system location—know where it is and how to access the filter. If you have a water heater, find it and check if it's gas or electric. Look for any attic or crawlspace access points.

Take photos of these locations and save them in your phone. In an emergency, you won't want to be hunting around trying to remember where everything is.


Review Your Renter's Insurance Options

Days 4-5: Making It Home


A Note on Locks

We understand security is a priority, and we want you to feel safe in your home. That's why we rekey or change locks between every tenant, so you can rest assured that previous tenants no longer have access. Please be aware that changing or modifying locks without our prior written permission is not allowed and is a lease violation. If you ever have a security concern about your locks, reach out to us directly and we'll work with you to address it.

Meet Your Neighbors (Even Briefly)

Northwest Arkansas is known for friendly communities, so take advantage of that. A simple wave, smile, or brief introduction to neighbors can make a huge difference. They're an incredible resource—they can tell you which day trash gets picked up, warn you about that parking spot that floods when it rains, let you know if there's a community Facebook group or group chat, and give you the inside scoop on the neighborhood.

Plus, having neighbors who know you means someone might notice if something seems off at your place while you're away. That peace of mind is worth a two-minute conversation.


Start Good Habits Now

The habits you establish in your first week tend to stick. Take shoes off at the door to keep floors cleaner. Use exhaust fans when cooking and showering to control moisture and prevent mold. Keep a trash can accessible so garbage doesn't pile up. Put a small mat under the sink if you're storing cleaning products there. Use furniture pads under heavy furniture to protect floors.

These small things seem minor, but they make a big difference over time for both your comfort and the condition of your home.


Days 6-7: Finishing Touches


Know Your Trash and Recycling Schedule

Nothing says "new to the neighborhood" like putting trash out on the wrong day. Find out your pickup schedule, what can be recycled in your area, and any special rules (like needing to use specific bins or keeping lids secured). In Arkansas, we sometimes deal with curious wildlife, so make sure trash can lids are on tight and don't put trash out too early.


Understand Arkansas Weather Quirks

If you're new to Arkansas, welcome to a state where you genuinely might need the heater in the morning and AC by afternoon! Spring brings severe weather, so know where your safe spot is during tornado warnings (usually an interior room or hallway on the lowest floor with no windows). Sign up for local weather alerts on your phone—we take severe weather seriously around here, and those alerts can be lifesaving.

Summer gets hot and humid, so your AC will be your best friend. Winter can bring ice storms that knock out power and make roads impassable, so it's wise to keep some basic supplies on hand.


Stock Your Emergency Kit

Put together a basic emergency kit for your home: flashlight and batteries, first aid supplies, bottled water, non-perishable snacks, phone charger and backup battery pack, and any necessary medications. Keep this somewhere accessible. Arkansas weather can be unpredictable, and you'll feel much better knowing you're prepared.


Review Your Lease One More Time

Now that you're settling in, take 20 minutes to reread your lease. Pay attention to things like when rent is due and how to pay it, what the late fee policy is, your responsibilities versus ours for maintenance, the pet policy if applicable, rules about alterations or decorating, and the process for requesting maintenance.

What to Do If Something's Not Right

Found an issue during your first week? Here's how to handle it:

For Emergencies (no heat in winter, no AC when temps are above 90, water leaks, electrical problems, broken locks, or any safety issue): Call our emergency line immediately. We're here 24/7 for true emergencies.

For Non-Emergencies (dripping faucet, burned-out light bulb, minor repairs): Submit a request through our online portal with photos and a detailed description. We typically respond to these within 24-48 hours during business days.

For Questions: Email or call during business hours. We're happy to help with anything from "How do I work this thermostat?" to "Where does my recycling go?"


Common First-Week Questions


"Can I paint or make changes?" Check your lease, but most properties don't allow painting without written permission. We're often open to reasonable requests, so just ask us first. Small changes like removable hooks or command strips are usually fine, but avoid anything that damages walls.


"What if I locked myself out?" Call us during business hours and we can help. After hours, you may need to contact a locksmith, which would be at your expense. Consider giving a spare key to a trusted friend or neighbor.


"The previous tenant left stuff behind. What do I do?" Let us know right away. We should have thoroughly cleaned and cleared the property, so if something was left behind, we need to take care of it.


"How soon can I get a maintenance request handled?" Emergencies get handled ASAP. Routine maintenance typically within 24-48 hours. Larger projects that require scheduling contractors might take a few days to a week, depending on the issue and contractor availability.
